PHASE 1: Concept Development
The studio will learn about your lifestyle, aesthetic and functional needs, translating these into a cohesive and personalized design vision and concept documentation.
PHASE 2: Design Documentation
The initial design concept will transform into detailed plans, elevations, and specifications documents that precisely guide the construction and design process.
PHASE 3: Construction Period
The studio will assist your build team to execute the design plans and oversee progress to ensure that the original design intent is preserved.
PHASE 4: Furnishing and Installation
The execution phase includes curation, purchasing and installing furniture and accessories to complete your space.

Design Investments
Explore the range of To Live and Breathe (2L&B) design investments. Every 2L&B project and client are unique. Though each proposal is different, typically the minimum investment entry point* for each level covers the whole scope of work, including the design fee.

Intended for clients with multiple residential spaces to remodel or larger scale commercial projects who are looking to hire in order to design and execute their job from start to finish. Full Service design investment is best suited for construction projects where 2L&B is overseeing all aspects of the design process for the majority of the home or space. 2L&B will provide design and project oversight services through all phases of the project, from initial design concepts, construction elevations, design moodboards, procurement, tracking and fulfillment of all products, and final install.

The renovation design investment is intended for 2L&B clients that have a few spaces to renovate to source furnishings and decor. Ideal for both multiple space home furnishing as well as single rooms. This investment offers General Contractor/construction design and oversight per the clients needs. This can include initial design concepts, construction elevations, design moodboards, procurement, tracking and fulfillment of all products, and final install.

The decor design investment is intended for clients who have most of their furnishings in place, but need assistance in taking their project to the next level or to completion. 2L&B can assist with selecting decor, accent furniture and accessories to refresh or complete your space(s). This option typically does not include renovations or remodeling therefore contractor or construction oversight is not provided.
